Complete Basement Remodel

As part of recent project, our team delivered a full-scale basement renovation designed to transform both the function and feel of the space. Permits were obtained to create a 2 bedroom, 1 bathroom lower level duplex unit, retrofit with independent HVAC, utility metering and access points.

The project included the removal of an existing structural wall and the installation of a new engineered beam, ensuring long-term structural integrity while opening up the layout.

Our team handled all aspects of the renovation—from plumbing and electrical upgrades to complete framing and high-quality finishing—resulting in a seamless, modern basement built to last.

Access points add character and create an important interface with the exterior of your property. As part of this renovation, our client wanted to use a reclaimed 150 year old oak door with historic glass to match the look and feel of their home.

To create a suitable opening, Restora excavated and underpinned the exterior walls surrounding the new basement access door to ensure proper frost protection. Once the opening was created, new drains, a concrete retaining wall and stairs were installed to ensure the access point was built to code.

Finally, red oak was sourced and stain matched to create a seamless opening to the backyard.

Large Additions

In the city, space is limited. As part of this project at Bathurst & St. Clair, our client wanted to add approximately 2,200 square feet to the northeast side of their home.

Restora excavated and underpinned the existing house to create a new basement with 9.5’ ceilings. Once excavation was complete, we formed and poured the concrete foundation walls for the addition before handing the project off to the framing team to build the structure above.

This project required extensive planning, as large-scale excavation and earth removal had to be completed with limited access on residential streets in the city core.
